1. The Boundary Between Production and Office

This is the technical backbone of the project, and it must solve three problems at once.

Noise. Sound from production travels two ways: through the air and through the structure. The second is far more stubborn and is not solved by changing the glazing. Structurally decoupling the administrative volume — a movement joint, separate foundation, or sufficient buffer space — is the only real solution.
Odour and particulates. Where there is a paint shop, foundry or chemical process, the office block should run at positive pressure with airlocks at door transitions. ASHRAE 62.1 is the accepted reference for ventilation rates and outdoor air fraction.
Circulation. Blue-collar and white-collar entry flows must not cross. The visitor route should be separate from both and reach the meeting floor without passing through production.

2. Fire Compartmentation: The Decision You Cannot Add Later

In heavy industry and petrochemical facilities, fire safety is not a layer sprinkled over the design but a constraint that determines the plan from the outset. Escape distances, compartment boundaries, door swings and reaction-to-fire classes of surface materials are defined in Turkey by the Regulation on Fire Protection of Buildings (2007/12937).
The IMO/MED fire standards I work to on cruise ship projects map directly onto this discipline. The habit that comes from there: ask for a material's fire class before its finish. Falling for an uncertified lining and then hunting for an equivalent sets the project back by weeks.

3. The Representation Floor and the Visitor Route

Facilities in automotive, food and pharmaceutical supply chains receive regular customer audits. The floor where these visits happen — reception, waiting, meeting rooms and a sample display area — directly determines how quality is perceived.

The most useful principle I carry over from international hotel work applies here: the route a guest takes through a space is a designable thing. Just as a hotel lobby choreographs what a guest sees on the way to reception, an administrative building can choreograph what an auditor sees between the car park and the meeting table. It is the decision that changes perception most for the least money.

4. The Canteen: A Capacity Calculation, Not a Decoration Job

In plants with large blue-collar headcounts the canteen shapes satisfaction more than any other space, and mistakes here cannot be decorated away.

  • Capacity and service flow. A canteen is sized on seats per shift and the tray–meal–return cycle time. If you do not solve where the queue accumulates at plan stage, the space runs congested permanently.
  • Acoustics. In hard-surfaced, high-ceilinged canteens, reverberation makes conversation impossible. Absorptive ceiling treatment is both cheaper and more effective than upgrading the furniture.
  • Clean/dirty separation. In changing and shower areas this separation must be drawn clearly in plan, for both regulation and daily use.

5. Lighting and Retaining Qualified Staff

Facilities in industrial zones share one problem: losing qualified engineers to a head office in a larger city. For an in-plant engineering office to compete, it needs daylight, a genuine break area and acoustic conditions that allow focused work.

Rather than proceeding by eye, lighting should work to measurable targets; IES standards and EN 12464-1 offer a good framework for workstation illuminance, glare control and colour rendering. On the product side, checking the scope of TSE certification is a practical habit that avoids surprises on site.

These are not luxuries; they reduce recruitment cost.

Summary

In factory administrative buildings the project stands not on aesthetic preferences but on five decisions: the production–office boundary, fire compartmentation, the visitor route, canteen capacity and measurable lighting. All five belong to concept stage.
